Zena Management Services, an affiliate of Zena Land Development provides a full range of services to clients in the real estate industry. Typically, Zena is engaged by clients early in the development process and provides land acquisition research, land planning, zoning, budgeting and construction management services. Once a project is complete Zena will manage the Homeowners Association and act as declarant on the client’s behalf. Land Acquisition

  • Negotiate and contract for purchase of raw land with owners or through brokers
  • Contract Management
    • Prepare contract critical date schedule & data sheet
    • Obtain subdivision information from seller
    • Review title commitment and prepare objections, if any
    • Ensure action items completed by contract required dates
  • Contract Inspection Period
    • Review environmental report
    • Review geotechnical reports
    • Review zoning ordinance
      • Submit rezoning request, if necessary
      • Attend City Planning & Zoning meetings
    • Check for utility availability
    • Prepare concept plan
    • Prepare preliminary cost estimates
  • Land Closing
    • Audit closing costs and prorations
    • Execute closing documents

Project Engineering

  • Engage & work with engineer on Preliminary Plat
  • Attend Planning & Zoning meetings
  • Review & approve construction plans
  • Attend City Council meetings
  • Prepare preliminary budget
  • Prepare and forward bid notices
  • Prepare bid tabulation & final budget

Development Construction

  • Prepare & execute construction contracts
  • Attend city pre-construction meeting
  • Supervise construction process: excavation, utilities, paving
  • Attend City walk through for project acceptance
  • Obtain City acceptance letters
  • Prepare builder completion package
